Appraisal Report Changes

Fannie Mae and Freddie Mac under the direction of the Federal Housing Finance Agency are making changes to appraisal reporting. Beginning September 2025, a new appraisal reporting structure, known as Uniform Appraisal Dataset (UAD 3.6) must be used. UAD 3.6 standardized the appraisal's front page that includes (i) property summary with the opinion of market value, (ii) photo of the subject property, (iii) property description, and (iv) appraisal type. The report format also features more detail upfront on the interior of the property and allows the appraiser to add descriptive commentary. Condition and quality will be broken out by exterior and interior. Appraisers across the country are preparing for the change. Some financial institutions are requiring using the new format by September 2025. Borrowers of any Fannie Mae or Freddie Mac loans are required to use the new format by November 2025.
